CULLMAN – The City of Cullman Planning Commission on Monday evening paved the way for several area construction projects by approving subdivision requests and site plans.

First on the agenda was a subdivision of a large lot at Ninth Avenue Southeast and Fourth Street Southeast, requested by Edgar Veigl.

“This is in the historic district that was destroyed by the tornado in 2011, so these are all vacant lots that used to be houses,” said Veigl. “Here, what we want to do is take this big lot, make two lots out of it, and put two nice houses back on it . . . We want to put something back in there that the city and community can be proud of.  There’s a shortage of houses right now in Cullman, anyway, and another way of looking at it is us going back into the area that’s still affected by the tornado, and this is a little more recovery.”

Roger Turner received approval for a request to combine two lots on Fourth Street Southeast in the Central Business District, in order to construct a two-story building that will house a beauty shop downstairs with living space above.

Next, a lot subdivision at 1725 Childhaven Road NE will allow the sale of part of the lot for a property expansion at Cullman Cabinet.

Clifford Harris requested approval to proceed with phase two construction at The Flatts at Fischer Farms.  The subdivision of the property will allow the construction of 16 houses at the site.  the request was hindered by a lack of inspectors’ reports.  Harris assured the commission that inspections had been done, but was informed that documentation was required.  On the advice of Building Department Director Rick Fulmer, the commission approved the request contingent on the filing of the missing reports.

A request for approval of a building addition for Inland Buildings at 2141 Second Ave. SW. was made by John Hyde. An initial concern about the new building sitting atop a gas line was resolved; Hyde met with the gas company to make arrangements for relocation of the line.

Another concern that took more time was the location of part of the building on an area currently covered in grass.  Properties around the site have a history of flooding, and the commission wanted assurances that the new construction would not contribute to local drainage problems.  Hyde pointed out a gravel parking area on the site, and offered to deepen and modify it as a water detention area.  The commission then approved the site plan, contingent upon Hyde’s following through with the parking lot modification.

The City of Cullman Planning Commission meets on the first Monday night of each month at 5:30 p.m. in Cullman City Hall Auditorium.  The public is invited to attend.
