CULLMAN – On Monday evening, the City of Cullman Planning Commission tackled a longer than usual agenda, holding nine public hearings and votes on housing developments and land issues related to industrial projects, as well as two more property annexations.
The commission approved:
Housing developments
- drawing of new lot lines in Wynn Haven Subdivision along County Road 1162 and County Road 1169, to decrease lot size and increase the number of lots available for construction. The request was approved contingent on two lots having utility easements for the Cullman Electric Co-op, and a minor wording change on the plat.
- a preliminary subdivision request for Oak Meadows Subdivision adjoining Fox Meadow on East Hanceville Road Southeast and County Road 702. The request was approved contingent on the inclusion of a buffer between lots and the road, and certification by the engineer that stormwater structures are built as designed.
- a plan for housing development at The Grove at Fischer Farms. The plan was questioned, as it did not include sidewalks and driveway locations usually required, and six double-ended lots lacked buffers where they backed up to the road. Developer’s representatives argued that the omission would allow them to make the homes more affordable, and the lack of driveway locations was due to buyers having a choice of house floor plans. Assured that all individual house plans would be submitted to the planning department before construction, the commission approved the plan without sidewalks or driveway locations, contingent on the inclusion of buffers and an engineer certifying that stormwater structures being built as designed.
Industrial projects
- a request to combine two existing lots and create a new lot in Industrial Park 5, for an expansion of Yutaka Technologies. Two related requests vacated a city easement through the parcel that was not being used and recommended to the Cullman City Council changing the zoning of the parcel from Business to Manufacturing.
- requests for subdivision of property on Brantley Avenue Northwest near Rusken Packaging, and to recommend to the Cullman City Council the rezoning of 6.47 acres of land at the site from Business to Manufacturing.
The commission also voted to recommend to the Cullman City Council the annexation of four lots at 1555 County Road 1303, and three lots at 191 County Road 1305.
